Salarpuria Sattva plans 97-villa Meraki township in Joka, Kolkata

Salarpuria Sattva has outlined its plans for Meraki The Soul Villas, a low-density villa project on Bakrahat Road in Joka, on the southern edge of Kolkata in South 24 Parganas. The first phase comprises 97 villas spread over 4.84 acres, offered as three and four bedroom homes. The project is registered with the West Bengal Real Estate Regulatory Authority under WBRERA/P/SOU/2023/000076, and it is described as an upcoming development on this site.

Construction on the project began in April 2023, and the developer has set March 2027 as the target possession date for the first phase. Prices are indicated in a band of ₹85 lakh to ₹98 lakh for the 3 and 4 BHK villas, with a booking amount of 10 per cent of the price. The villas are planned as three-side open homes, a format that reflects the developer's focus on light, air and private outdoor space.

Project details and configurations

The first phase is split between two configurations. The 3 BHK villa offers three bedrooms with three toilets and a built-up area of 1,520 sq ft, with 54 units planned in this phase. The 4 BHK villa offers four bedrooms with four toilets and a built-up area of 1,639 sq ft, with 43 units planned. Each villa is planned on ground plus one floor, and the layout keeps around 70 per cent of the site as open space.

  • 3 BHK villa: 1,520 sq ft built-up, 54 units in Phase 1
  • 4 BHK villa: 1,639 sq ft built-up, 43 units in Phase 1
  • Layout: 97 villas on 4.84 acres, open space at about 70 per cent
  • Outdoor space: private front garden, back lawn, side lawns and a rooftop terrace

Specifications include an RCC frame structure, vitrified tiles in bedrooms, living and dining areas, and anti-skid ceramic tiles in the kitchen, balconies and toilets. The kitchen has a granite countertop, the bathrooms carry branded sanitary fittings, and windows are anodised aluminium. Wiring is concealed with modular switches. Water treatment and rainwater harvesting are part of the design, along with 24-hour water supply and 24-hour power backup. Fire detection is designed to West Bengal Fire and Emergency Services rules, and sprinklers are installed on site.

The community plan includes a separate G+2 clubhouse of around 21,000 sq ft with solar panels on its roof. Shared facilities include a swimming pool, a gymnasium, indoor games, a children's play area, a jogging track, a cricket pitch, a badminton court, a skating rink, an open-air yoga area and a banquet hall. Security is provided through three-tier and 24x7 arrangements with CCTV coverage.

Location and connectivity

The site lies on Bakrahat Road, with Diamond Harbour Road (NH12) about 3.5 km away. Joka metro station, the terminus of the operational Purple Line, is around 4.6 km from the project. The Purple Line's Joka to Majerhat stretch covers 7.75 km and runs along Diamond Harbour Road, with an interchange at Esplanade that links to the Blue and Green lines. Kolkata's main railway station is about 22 km away, and Netaji Subhas Chandra Bose International Airport is around 33 km away, roughly an hour and ten minutes by road.

The IIM Calcutta Joka campus is about 1.4 km from the project. Schools within a few kilometres include Kolkata Model School and Vivekananda Mission School, and medical facilities nearby include ESIC Medical College and Hospital and Kasturi Medical Centre. Style Bazaar Thakurpukur, a local shopping destination, is about 2 km away, and Rasapunja Bazar is around the same distance. Joka is an emerging suburb, and demand is strongest for 2 and 3 BHK homes near the metro or Diamond Harbour Road.

Infrastructure work is also under way in the area. A Purple Line extension from Joka towards Diamond Park, passing IIM Calcutta, is at the land acquisition stage, with a station and 44 pillars planned as part of the works. Work on the Joka to Esplanade corridor, about 14 km in length, is continuing on its remaining portions.
