Sattva Group Explores Data Centre Foray, Confirms Powai Mixed-Use Project to Launch 'in Coming Months' as Part of Expanding Mumbai Pipeline
Sattva Charts Expansion Across Data Centres and Mumbai Redevelopment
Bengaluru-based Sattva Group is exploring opportunities in the data centre sector while expanding its Mumbai portfolio through a series of redevelopment-led projects, according to a statement by Adrija Agarwal, President of Sattva Group. The company said it is also exploring opportunities in the data centre space, where its plans are currently under development.
The move adds a new vertical to Sattva's existing portfolio. The group's portfolio spans residential apartments, villas, plotted developments, Grade-A commercial offices, IT and tech parks, retail, co-living with roughly 18,000 beds, co-working across 4 million sq ft, warehousing, data centres, and education through the Greenwood High International chain of schools.
Powai Launch Imminent
The company is preparing to launch a mixed-use project in Powai in the coming months as part of its broader Mumbai expansion. Apart from Powai, Sattva is developing projects in Bandra-Kurla Complex (BKC) and Vile Parle.
Sattva Group will redevelop six housing and commercial projects in the Mumbai Metropolitan Region and expects total revenue of around Rs 110 billion over seven years. The projects are located in Parel (Sewri), Prabhadevi, Goregaon East, Vile Parle West, Powai and the Bandra Kurla Complex vicinity.
Development Timeline and Scale
Construction activity is planned to commence in 2026 and proceed in phased sequences, with the first project likely to be delivered by 2028 and work continuing through 2032. The Bengaluru-based developer's portfolio spans over eight million sq ft of construction area and the company expects to deliver more than 2,500 rehabilitation homes and over 2,000 newly built residences across the six projects.
Powai's Market Evolution
Powai has steadily evolved from a predominantly residential locality into a strategic commercial and mixed-use hub. Its proximity to key business districts, access to skilled talent, improving infrastructure, and established social amenities make it an attractive destination for large-scale corporate developments. The locality is connected to the rest of the city through major roads like Jogeshwari-Vikhroli Link Road, Eastern Express Highway, and Lal Bahadur Shastri Road.
Established Track Record
Sattva has delivered 78 million sq ft of area and over 71 million sq ft is under construction across multiple cities. The Group has listed Knowledge Realty Trust (KRT) as a co-sponsor with long-term partner Blackstone, encompassing 46 million sq ft of Grade A office assets across six cities. Sattva recently entered the Mumbai real estate market with its residential project, Sattva Sumera, in Parel. The project is valued at ₹5,500 crore and has a development potential of around 2 million square feet.
