Published profiles disagree on the starting point: one places the founding in 1986 with a focus on construction quality, while developer profiles cite 142-plus projects and more than 69 million square feet delivered, alongside a CRISIL AA/Stable rating.
The group's commercial arm gives it an unusual vantage point on Bengaluru's office market. Knowledge Realty Trust, the REIT it co-sponsors, plans to invest Rs 700 crore over three years to build 1.4 million square feet of Grade-A office space in the city. Global capability centres account for 45 per cent of the trust's gross rentals. Residential work in the city spans several corridors, including Sattva Magnificia on Old Madras Road, Sattva Greenage on Hosur Main Road and Sattva Melody on Mysore Road, which sits alongside Sattva Varthur Road as the group's offering on the south-east side.
Sattva Varthur Road is planned as 1,363 apartments across eight towers on roughly 16 acres, each rising to three basements, a ground floor and 33 upper floors. The land is BDA-approved. The unit mix is wide: from a 600 sq ft 1 BHK priced from about Rs 67 lakh to a 2,310 sq ft 4 BHK. The configuration list runs from 1 to 4 BHK, with a servant room in the 4 BHK plan.
The project is slated for a public launch in Q3 2026, with completion targeted for March 2031 according to the project's own timeline for public launch and completion. On the stated figures, the 1 BHK entry price works out to about Rs 11,150 per sq ft on its 600 sq ft area, which sits above the Dommasandra average and within the Varthur Road range.
Dommasandra Circle is the principal roundabout and transit hub in the Dommasandra village area of Anekal Taluka, on the Sarjapur-Chandapura-Anekal growth corridor. The project sits on the SH-35 frontage. SH-35 is the main artery for Dommasandra, and the road has recently been widened, with better signage and enhanced safety measures. The address lies directly behind Greenwood High International School at Chikkavaderapura.
Access to employment is practical. Wipro's Kodathi campus is roughly 5 km away, and Whitefield takes about 20 minutes and Electronic City about 35 minutes by road. The airport is about 46 km away via SH-35, and the Vayu Vajra airport bus route KIA-8D serves the circle directly.
The nearest operational metro is Whitefield (Kadugodi) at about 12 km. The Hopefarm Channasandra station on the Purple Line is the other nearby option. A longer-term link is in the pipeline: the proposed Hebbal to Sarjapur metro line is expected to have a station at Dommasandra Circle, and that station is not yet under construction as of 2026.
Estimates for the locality vary by source. One portal puts the approximate price for apartments in Dommasandra at about Rs 7,300 per sq ft, while a Sarjapur Road price guide places Dommasandra between Rs 8,000 and Rs 11,000 per sq ft. Varthur Road is the higher reference point, where the average rate is about Rs 10,900 per sq ft on super built-up area, up 105.7 per cent over five years. Rental yields on the road are reported at 4.2 to 5.1 per cent a year.
Dommasandra Main Road carries residential and commercial development, including schools, hospitals and supermarkets. The area also has a peaceful character, several green spaces and parks. The project itself is planned around a central green within the eight-tower layout.
Sattva Varthur Road is a high-rise, unit-led offering rather than a villa enclave, and its buyer is typically a household or an employee who values the corridor's job access. The group's commercial base in Bengaluru, including the Sattva Global City campus in Kengeri where construction has just begun on a new 1.4 million sq ft commercial block, reinforces the employment base that supports residential demand in the south-east and east.
