The Salarpuria Sattva group, established in 1986 in Kolkata, is a commercial and residential property development company that later expanded to Bengaluru in 1992. Headquartered in Bengaluru, with operations across Hyderabad, Kolkata, Pune, and other Indian cities, the group works across residential, commercial, co-living, co-working, warehousing, data centres, and education — a breadth that reflects genuine organisational scale. The group has delivered over 74 million square feet of developments across residential, commercial, co-living, and data centre verticals. Its institutional partnerships speak to that scale: a notable collaboration with Blackstone saw the two parties launch Knowledge Realty Trust, aiming to raise ₹62 billion, marking one of India's largest real estate investment trust offerings.
In 1993, the group established its Bengaluru footprint with a 20,000 sq ft plot, and over time became one of the most diversified developers in India, with a presence across commercial and residential spaces, IT parks, retail, hospitality, facility management, education, data centres, co-living and co-working. Visakhapatnam has been part of that geographic ambition for some years — the group had already spread its wings into cities like Jaipur, Pune, Coimbatore, Vizag and Goa as part of its national expansion. The Vantage Vizag Campus, announced in late 2025, marks the group's most substantial commitment to the city to date.
Sattva Vantage Vizag Campus is a 30-acre, ₹1,500 crore integrated mixed-use development located on Hill No. 4, Madhurawada IT corridor, Visakhapatnam. Ground was broken in December 2025 in the presence of Andhra Pradesh IT Minister Nara Lokesh and senior state officials. The campus combines Grade A office spaces targeting IT/ITeS firms and Global Capability Centres, premium residential apartments, integrated retail, hospitality, and ESG-focused urban infrastructure — all under one master plan.
The Andhra Pradesh Cabinet formally approved the land allotment under the AP IT & GCC Policy (4.0) 2024–29, giving the project strong government backing. The announcement followed high-level discussions with IT Minister Nara Lokesh, whose vision for Andhra Pradesh includes creating 20 lakh jobs, with 5 lakh in IT and GCC sectors; the campus is expected to generate 25,000-plus direct jobs, catalysing Vizag's transformation into a national hub for Global Capability Centres, cloud computing, and AI innovation.
The project's mixed-use structure follows a template Salarpuria Sattva has used effectively in other markets. Sattva Knowledge City in Hyderabad is perhaps the group's most visible large-scale landmark: a mixed-use knowledge campus that has become one of that city's most recognised commercial addresses. Vantage Vizag Campus differentiates through live-work-play integration within a single 30-acre campus — a concept currently absent in Vizag's residential landscape.

Salarpuria Sattva's choice of Madhurawada is a function of where Visakhapatnam's economic centre of gravity has been shifting. The city's growth narrative is increasingly defined by four key corridors: the IT and residential belt of Madhurawada-Rushikonda, the Bhogapuram airport influence zone, the industrial hub of Gajuwaka-Duvvada, and the coastal tourism stretch from Rushikonda to Bheemunipatnam. Madhurawada and Yendada continue to dominate residential demand, supported by proximity to IT companies, educational institutions, and expanding commercial activity.
Located about 16 km from the city centre along National Highway 16, Madhurawada offers residents quick access to central Vizag while retaining a calmer suburban setting. The area's proximity to the IT corridor at Rushikonda is a major advantage; professionals employed at the Visakhapatnam IT Special Economic Zone, Infosys, and other technology companies find the location attractive. The Sattva site at Hill No. 4 benefits from elevation and open views towards the Bay of Bengal, and sits within the same cluster that has drawn TCS, Cognizant, ANSR Global, and data centre operators.
The tech investment arriving in this corridor is substantial. The Andhra Pradesh government has allotted land to five IT firms with cumulative investments of ₹19,000 crore, expected to generate over 40,000 jobs and considerably strengthen the city's digital and IT infrastructure. ANSR Global, considered an authority in Global Capability Centres, is investing ₹1,000 crore in a Global Innovation City over 10.29 acres, expected to employ close to 10,000 professionals. This concentration of technology tenants is precisely the demand base a Grade A commercial campus needs.
The macro backdrop reinforces the timing. Investment announcements by Google and other companies in Andhra Pradesh are already yielding tangible results, with land prices climbing 30 to 50 per cent along the IT Hills–Madhurawada–Rushikonda corridor. On average, real estate values in Madhurawada have been appreciating at 10 to 15 per cent annually, making the locality a strong investment bet.
Beyond the IT cluster, several infrastructure projects in various stages of approval and construction are likely to shape the corridor's long-term accessibility. The proposed Vizag Metro Rail corridor from Madhurawada to Gajuwaka, spanning 31.2 km, and the upcoming Bhogapuram Greenfield International Airport are infrastructure developments that could significantly lift long-term values. Visakhapatnam International Airport is approximately 18–20 km away, or 25–30 minutes via NH-16 under normal traffic conditions.
The Bhogapuram International Airport and the approximately 130-acre Data Centre by Adani Enterprises in Madhurawada are aimed at inducing around 6 lakh and 50,000 direct and indirect employment respectively. For a campus of Vantage Vizag's scale, each of these projects adds a layer of catchment — both for commercial tenants seeking Grade A space and for residents whose employers are located nearby.
Salarpuria Sattva's entry into Vizag is not a speculative residential play. The group's core expertise has always been in building commercially-anchored mixed-use environments. The group is known for creating well-designed commercial and IT spaces, and today is one of the most diversified developers in India, spanning commercial and residential spaces, office and IT parks, retail, hospitality, facility management, education, data centres, co-living, and co-working. Sattva's portfolio leans heavily on commercial leasing, which typically enforces stricter construction discipline than pure residential developers — a base, combined with the firm's institutional balance sheet, that places Salarpuria Sattva in the lower-risk bracket for delivery overruns.
Spanning 30 acres in the Madhurawada IT corridor, Vantage Vizag Campus will feature Grade A office spaces, premium residences, and smart urban infrastructure built to global standards. The residential component is designed to serve the same professional and managerial population that will occupy the campus's offices and GCC spaces — a self-reinforcing demand loop that distinguishes the project from standalone apartment developments in the same belt.
Vantage Vizag Campus is in its pre-launch phase as of mid-2026, with RERA filing for the residential component still pending. Pricing has not been officially announced. Comparable premium residential projects in the Madhurawada belt are currently transacting in the range of ₹4,500–₹7,000 per sq ft depending on tower, floor, and specification level. Given Sattva's brand positioning and the integrated mixed-use scale, the residential component is expected to be priced at the upper end of the Madhurawada range when officially launched. For commercial Grade A office space, Vizag IT corridor rental rates have been in the range of ₹60–90 per sq ft per month, though capital values will be confirmed at launch.
The campus is expected to generate over 25,000 direct employment opportunities, contributing significantly to the region's economy. That scale of job creation is the fundamental driver of residential absorption for any campus-anchored project: the workforce it attracts becomes the natural resident base.
