Sattva Group begins a controlled ChatGPT Ads pilot for Sattva Lumina
Sattva Group has announced a controlled pilot that explores ChatGPT Ads as a channel for property discovery and lead generation. The pilot focuses on Sattva Lumina, an existing residential project on Yelahanka-Doddaballapur Main Road in north Bengaluru. The announcement was made on 5 October 2026.
The test is designed to see whether conversational, context-led discovery can become a measurable part of the homebuying journey. Rather than launching a new project, the group is using the pilot to examine how prospective buyers find and respond to a project that is already on the market.
How the pilot works
Users who engage with relevant ChatGPT conversations may be directed to a dedicated Sattva landing page. From there, they can explore Sattva Lumina and submit an enquiry. Enquiries are intended to enter Sattva Group’s existing customer relationship management process, so that leads from the new channel are handled in the same way as those from other sources.
The pilot will also test contextual relevance and location targeting. A key question is whether the channel can reach people before they have settled on a specific project or developer. Sattva Group has said it will assess how this channel could complement, rather than replace, traditional search and performance-marketing channels.
Piali Dasgupta Surendran, VP-Marketing at Sattva Group, said the company wanted to ‘measure rigorously, learn quickly and scale what works’. She described AI-assisted discovery as a potential measurable part of the homebuying journey.
Sattva Lumina at a glance
Sattva Lumina is a residential development offering studio, 1, 2 and 3 BHK homes. The project comprises eight residential blocks spread over roughly 13 acres. It is registered with the Karnataka Real Estate Regulatory Authority under registration number PRM/KA/RERA/1251/472/PR/060924/007009.
The project was announced in September 2024 alongside Sattva Songbird. The launch release described G+29 residential towers and a 25,000 sq ft retail mall within the development.

Sattva Lumina sits on Dodaballapura Main Road in Yelahanka, north Bengaluru. According to the developer’s location information, Yelahanka Railway Station is about 1 km away and Kempegowda International Airport is about 21 km away.
