Sattva Group seeks approvals for 2,500-home residential towers at Sattva Global City
Sattva Group has begun the approval process for a large residential component within Sattva Global City, the township it operates on Mysore Road in south-west Bengaluru. The filing, reported in June 2026, covers more than 2,500 premium apartments spread across 10 high-rise towers. It marks a significant addition to a campus that has so far been known mainly for its commercial offices.
The campus carries a Rajarajeshwari Nagar postal address, while the site itself sits in Kengeri, directly beside Mysore Road and behind R.V. College of Engineering. Once approved, the residential towers would stand alongside an operating commercial campus of about 120 acres and roughly 12.1 million sq ft of built-up area. The project is currently at the approval stage.

The residential plan envisions 10 towers rising between 36 and 40 floors, with heights of roughly 118 to 125 metres. The developer describes the addition as a step that will turn the township into a complete live, work and play ecosystem, linking homes with the offices and tenants already on the campus.

The wider campus already hosts a range of corporate occupiers, among them LTIMindtree, Mphasis, NTT Data, Capgemini, Texas Instruments and Sonata Software. Its power infrastructure includes 100 percent power backup, a supply capacity of up to 20 MW, rainwater harvesting and advanced water treatment plants, which will serve the wider township as the residential component takes shape.

Sattva Global City lies on Mysore Road (NH 275), a established corridor that links the city's south-western suburbs with the Kengeri and Rajarajeshwari Nagar localities. The Purple Line metro is the main transit link here. Pattanagere station is about 1 km away and Rajarajeshwari Nagar station about 1 km from the Kengeri side, with connections toward Majestic, MG Road and Whitefield. Kengeri railway station is about 4 km away. Kempegowda International Airport is roughly 45 km away via NICE Road, and the outer ring road is about 20 minutes by road. The upcoming Satellite Town Ring Road also runs through the wider corridor.
Schools and colleges in the immediate area include PES University, JSS Academy of Technical Education, R.V. College of Engineering and The Global Academy of Technology. Healthcare nearby includes Fortis and BGS Gleneagles Global Hospitals, and shopping is available at Gopalan Arcade Mall and Top In Town Hyperbazaar.
Property rates in Rajarajeshwari Nagar average around Rs 11,600 per sq ft, with apartment prices up about 12.59 percent year on year according to recent listings data. Kengeri rates range from Rs 6,500 to Rs 8,500 per sq ft. The area's rental yield is around 3.8 percent. Nearby, Sattva Aaranya on Mysore Road in Rajarajeshwari Nagar offers 418 apartments from Rs 3.19 crore and is a recent launch.

Sattva Group, established in 1993 in Bengaluru, is chaired by Bijay Agarwal. The group has completed more than 142 projects with over 69 million sq ft delivered, and holds a CRISIL AA/Stable credit rating. Its residential sales exceed 10,000 units across Bengaluru, Hyderabad, Pune, Goa and Kolkata. In Bengaluru, delivered residential projects include Sattva Magnificia in Mahadevapura, Salarpuria Sattva Greenage on Hosur Road and Salarpuria Sattva Divinity on Mysore Road, each with more than 1,000 homes.

Sattva Group has initiated the approval process for the residential towers, and the project's next milestones will follow once those approvals are in place.
