Salarpuria Sattva is developing upcoming residential towers within Sattva Global City on Mysore Road, Kengeri, Bangalore, integrated with a working tech park campus. The project is a residential extension of an already-operating commercial campus. Unlike standalone residential developments, this expansion sits within an established technology park that has anchored employment and infrastructure investment in the western corridor for over two decades.

Developer Background and Capital Structure

Salarpuria Sattva has operated out of Bangalore since 1993 and has delivered over 80 million sq ft of space, including some of the city's established tech parks. Sattva Global City itself carries institutional ownership from Blackstone alongside Salarpuria Sattva, reflecting the kind of capital discipline typically associated with large mixed-use developments. The campus was purchased by a consortium led by the Blackstone Group and Salarpuria Sattva for ₹2,700 crore in 2019, and following the sale, the park was renamed Sattva Global City.

Location and Connectivity

The park sits in Kengeri off Mysore Road, behind the R.V. College of Engineering. The Mysore Road and Kengeri metro stations sit close to the campus, giving residents a rail-transit option into central Bangalore. The address sits on Mysore Road with the Purple Line's Mysore Road and Kengeri metro stations nearby, alongside the Bangalore-Mysore corridor connecting to the NICE Ring Road junction.

Established institutions such as R.V. College of Engineering and Christ University's Kengeri campus, along with malls, hospitals, and the Mysore Road satellite bus terminal, have grown up around this address over the past decade.

Campus Scale and Footprint

Spanning 78.3 acres in Kengeri off Mysore Road, the campus provides approximately 12.1 million square feet of leasable office space and maintains a committed occupancy rate of 81.2% as of March 31, 2025. Major companies including LTIMindtree, Mphasis, NTT Data, Tietoevry, Northern Trust, Textron, Sonata Software, Texas Instruments, and Capgemini operate from the campus.

Development Status

As the project has only recently entered the approvals process, a firm possession date has not yet been announced. The expansion represents the next phase of capital deployment at a campus that has established itself as a stable, institutional-quality employment anchor with multi-tenant occupancy and strong engineering credentials.
