Salarpuria Sattva Plans 100-Acre Plotted Community at Dobbaspet
Sattva plans a 100-acre plotted development at Dobbaspet
Salarpuria Sattva is planning Sattva Dabaspete, an upcoming residential plotted development covering 100 acres at Dabaspete, also known as Dobbaspet, on NH 48 Tumkur Road in Bengaluru. The site is positioned near the start of the Satellite Town Ring Road, placing the proposed community within a fast-changing road corridor on the city’s western approach.
The project is planned as a low-density, gated plotted community. Its principal offering is residential plots, with the concept centred on open spaces and the opportunity for residents to build homes within a common layout framework. The development adds a plotted format to a Bengaluru portfolio that includes large residential communities as well as projects in the airport corridor.
The details
Sattva Dabaspete is planned across 100 acres. The development is described as a gated community with landscaped green spaces and a clubhouse intended to include indoor recreation and fitness facilities. Sattva’s design approach for the plots includes guidelines for home construction, with an emphasis on functional layouts, contemporary design and natural ventilation.
Buyers can expect the project to be presented as a residential land offering rather than an apartment or villa development. The project’s current status is Upcoming, and it is described as being at the pre-RERA stage. Pricing is listed as on request.

The location
Dobbaspet connects to Bengaluru along NH 48 and lies around 19 km from Tumakuru and 22 km from Nelamangala. Dabaspete Railway Station is about 3 km from the project area. Nagasandra, the nearest operational metro station identified for the location, is approximately 25 km away. The airport is roughly 65 km by road, while Peenya Industrial Area is around 30 km away. Kirloskar Business Park and Electronic City are listed at approximately 48 km and 55 km respectively.
The wider transport story is tied to the Satellite Town Ring Road, or STRR, a 280.8 km access-controlled route planned to connect 12 towns. An 80 km Dobbaspet–Hoskote stretch was inaugurated on 11 March 2024. The corridor is being developed in sections, with completion projected for 2028. The proposed Peripheral Ring Road also has its northern end on Tumkur Road, while the Namma Metro Blue Line projects serve other parts of Bengaluru and do not extend to Dobbaspet.
The developer
Founded in 1986 by Bijay Agarwal, Salarpuria Sattva has developed residential, commercial and mixed-use projects across Indian cities. The group’s reported portfolio includes more than 114 completed projects, over 50,000 homes delivered and more than 74 million square feet developed across seven cities. Its Bengaluru projects include Sattva City at Doddajala, Sattva Lumina at Rajanukunte, Sattva Hamlet at Chikkajala, Sattva Vasanta on Bellary Road and Sattva Aqua Vista at Devanahalli.
Outside Bengaluru, the group’s footprint includes Sattva Knowledge City, a large IT SEZ campus in Hyderabad. Sattva Dabaspete would extend the developer’s Bengaluru presence into the Dobbaspet corridor, where regional road links and industrial access are central to the area’s growth story.
What comes next
The next milestones for Sattva Dabaspete are the project’s formal launch and the release of plot and pricing details. For the surrounding region, the phased progress of the STRR is the key dated infrastructure development, with completion projected for 2028. The Dobbaspet–Hoskote section is already part of the inaugurated network, while further western packages remain in the planning and construction pipeline.
