Knowledge Realty Trust Advances Sattva Global City with ₹700 Crore Office Expansion

Construction has commenced on a new 1.4 million square feet commercial block at Sattva Global City in Bengaluru. The newly announced ₹700 crore budget is dedicated entirely to this specific site, with the development cycle running for approximately 36 months.

Knowledge Realty Trust (KRT) is sponsored by real estate company Sattva Group and Blackstone. The proposed vehicle combines assets from Sattva and Blackstone's Nucleus Office Parks into a single platform totalling 48 million sq ft of leasable space, with Blackstone holding a 55% stake and Sattva retaining 45%.

The Campus: Scale and Location

Sattva Global City is located on Mysore Road, Rajarajeshwari Nagar, Bengaluru. The park spans 71.2 acres, with an operational metro station positioned at the main entrance and proximity to the Kengeri bus terminal and Kengeri railway station.

Tenants include LTI Mindtree, Accenture, NTT DATA, Mphasis, Sonata Software, Capgemini, Northern Trust, Tieto Evry, Textron, and Hinduja Global Solutions. The Grade-A tech park provides 100% power backup, centralised elevators, full life-safety features, and ample multi-level parking.

Knowledge Realty Trust and Market Position

In March 2025, Knowledge Realty Trust filed initial documents with market regulator Sebi to launch its maiden REIT IPO to raise more than Rs 6,200 crore, filing draft IPO papers to monetise its 30 prime office assets across major cities. KRT will be the largest REIT in India in terms of Net Operating Income (NOI) and Gross Asset Value, estimated at around Rs 60,000 crore.

The trust's total portfolio is 48 million sq ft (37 million square feet completed) across 30 Grade A office assets across six major cities. Of the total portfolio, 90 per cent is leased with marquee tenants—76 per cent with MNCs and 45 per cent with GCCs (Global Capability Centres).

Salarpuria Sattva's Commercial Footprint

Salarpuria Sattva traces its Bengaluru origins to 1993, when Managing Director Bijay Kumar Agarwal converted a 20,000 sq ft plot off Ulsoor Road into Money Chambers, the group's first commercial building in the city. What began as a modest start has grown into one of India's most diversified property development, management, and consulting organisations, now active across 8 cities with over 80 million sq ft of completed space and another 80 million sq ft in various stages of planning and development.

In Hyderabad alone the group has assembled over 25 million sq ft of commercial space, anchored by Sattva Knowledge City in Raidurg, a campus that houses global enterprises including JP Morgan Chase, Microsoft, Oracle, Goldman Sachs, and Novartis. In FY2024 the commercial portfolio recorded approximately 93 percent occupancy, generating an estimated Rs 1,600 to 1,700 crore in annualised rental income.
