Knowledge Realty Trust Charts Acquisition Path with Image Tower
Knowledge Realty Trust management met with institutional investors at the REITs & InvITs Conclave 2026 hosted by Avendus on June 16, 2026, at Trident, BKC, Mumbai. During the interaction, the REIT signalled Image Tower—a 1.6 million square foot office asset in Hyderabad—as a likely candidate for its first sponsor asset acquisition via its right of first offer (ROFO) pipeline.
About Image Tower and Its Setting
Image Tower is an under-construction business park expected to be completed in 2026, located in the HITEC City—IT Corridor sub-market of Hyderabad. The tower, a collaborative effort between the Sattva Group and the Telangana government, is dedicated to the animation, visual effects, gaming, and comics (AVGC) sector. The property is situated at Silpa Gram Craft Village, HITEC City, Hyderabad, with a total built-up area of approximately 16,00,000 sq. ft.
The tower is adjacent to Sattva Knowledge City, one of the largest business parks in the HITEC City corridor. Sattva Knowledge City offers best-in-class infrastructure and amenities with excellent connectivity to social and physical infrastructure, and is a 40 to 45 minutes' drive away from the Rajiv Gandhi International Airport.
Knowledge Realty Trust's Growth Strategy
Knowledge Realty Trust is the largest office REIT in India based on Gross Asset Value of 645,508 million as of September 30, 2025 as well as by Net Operating Income for H1 FY2026 of 19,544 million. The REIT is backed by experienced sponsors: Sattva Group, a leading Indian real estate developer, and Blackstone, one of the world's largest private equity and real estate investors.
The flagging of Image Tower at the Avendus conclave reflects the REIT's strategy to expand its portfolio through acquisitions. The two sponsors have decided to adopt a brand neutral strategy to grow the KRT portfolio inorganically through third party acquisitions. A ROFO pipeline allows sponsor-backed REITs to acquire priority access to assets developed by their sponsors before they are offered to the broader market.
Hyderabad's Role in KRT's Portfolio
Occupancy stands at 99% in Hyderabad, reflecting strong leasing momentum across the city's commercial real estate market. Hyderabad is one of six cities where the company's portfolio assets are spread across, including Hyderabad, Mumbai, Bengaluru, Chennai, Gurugram and GIFT City, Ahmedabad.
