Salarpuria Sattva Divinity stands on Pantharapalya, off Mysore Road, in the Nayandahalli belt of West Bangalore. The project sits close to a proposed IT corridor, the NICE corridor, the ring road, a specialty hospital, shopping complexes and reputed schools. The address places the project inside one of the group's older and more established residential footprints on Mysore Road, in a stretch that has since matured around the Nayandahalli metro interchange.
Salarpuria Sattva traces its roots to 1986, when it was established as a real estate firm by Mr. G.D. Salarpuria in Kolkata. The group set up its head office in Bangalore in 1993, and its first project was Money Chambers the same year. During the IT boom of the 2000s, it built the Sattva GR Tech Park, laying the ground for a commercial portfolio that today runs alongside its residential business. The group is currently steered by Bijay Agarwal, under whose leadership the group has grown to become one of the top property developers in the country. Sattva Group has worked on more than 140 projects in India, covering over 80 million square feet, and operates in seven major cities: Bengaluru, Hyderabad, Pune, Goa, Coimbatore, Kolkata, and Jaipur. On the credit side, CRISIL has given the company an "A plus" grade for the past 15 years, and on the commercial side, the group has built 43 million square feet of commercial space, with work on 9 million square feet ongoing. Its institutional relevance was underlined more recently when, in May 2025, the CCI approved KRT's acquisition of entities owned by Blackstone and Salarpuria Sattva, part of a REIT structuring around the group's commercial leasing book.
Salarpuria Sattva Divinity was launched between October 2016 and January 2017, and completed and made ready for possession by June 2021, making it a delivered, ready-to-move asset rather than an under-construction commitment. The development is spread across 11 acres, with 78% open space, across 10 towers housing 824 units, offering 1BHK, 2BHK and 3BHK configurations. The project is registered with RERA under the ID PRM/KA/RERA/1251/310/PR/171014/000064. On amenities, the community includes a jogging track, central landscape court, toddler play area, yoga pavilion, swimming pool deck area, amphitheatre, and skating rink, supported by an expansive clubhouse of 20,000 sq ft, a Mandala-concept layout, and an upmarket shopping mall within the layout.
The single biggest change to this address since launch has been the metro. The Nayandahalli metro station was inaugurated on August 29, 2021, and serves as a connection point between Mysore Road, Banashankari and the Bangalore University campus. Trains from this Pantharapalya-Nayandahalli station run toward Whitefield (Kadugodi) on the Purple Line, giving Divinity residents a direct rail link across the city without depending solely on Mysore Road traffic. On the road side, the project has frontage on Mysore Road, a major state highway, with direct access to the Outer Ring Road and Nice Road. For longer trips, Kempegowda International Airport is around 45 km away, taking about 1.5 hours by car, while Bengaluru City Railway Station is about 10 km away, roughly 30 minutes.
Bangalore West's Mysore Road corridor, where Pantharapalya sits, has moved from a highway address to an active residential market. Flat prices in Mysore Road are currently in the range of Rs 7,350-10,550 per sq ft, with flat rates changing by 16.5% in the last 1 year, 35.0% in the last 3 years and 55.8% in the last 5 years. Local brokerage estimates for the wider stretch put average property rates in 2025 at around Rs 7,500-8,800 per sq ft, with luxury projects near metro stations crossing Rs 9,000 per sq ft, and note that prices have increased between 12% and 18% annually across stretches such as Kengeri, Nayandahalli, and Bidadi. This appreciation has tracked infrastructure delivery rather than speculation: areas like Kengeri, Challaghatta, and Nayandahalli have all seen a rise in real estate demand as the Purple Line extended and stabilised.
Divinity is not an isolated entry for the group in this part of the city. Sattva has continued to build along the same Mysore Road spine further west, including Sattva SimpliCity on 4 acres in the dynamic market of Rajarajeshwari Nagar and, more recently, Sattva Aaranya in Rajarajeshwari Nagar. This clustering gives the group a working knowledge of the corridor's approvals, civic infrastructure and buyer profile that carries directly into how Salarpuria Sattva Divinity is positioned in Pantharapalya, an established, delivered project inside a locality the group continues to build in.
